One Victory Park Greenlit

Got a note from Hines today about One Victory Park in Dallas.  The 17-sotry skyscraper has been granted LEED Silver status.

HINES' ONE VICTORY PARK DESIGNATED LEED SILVER
AND DESIGNED TO EARN THE ENERGY STAR 
 
(DALLAS) - The Dallas office of Hines, the international real estate firm, announced today that One Victory Park has received Silver certification under the U.S. Green Building Council's LEED® for Core & Shell rating system.
            One Victory Park was also designated by the U.S. Environmental Protection Agency as Designed to Earn the ENERGY STAR®, acknowledging the building's superior design intent.  If the building performs as designed, it will be 64 percent more energy efficient than the national average office building.
One Victory Park is a 17-story, 445,000-square-foot office building located in Uptown Dallas, between downtown Dallas and the Turtle Creek area.  Anchoring the office component of the mixed-use, master-planned Victory Park development, One Victory Park is immediately adjacent to recent major projects, including the American Airlines Center and the W Hotel.  Hines co-developed the office property in 2008 with a local developer and owns it in a joint venture with affiliates of Estein & Associates USA, Ltd.  Hines manages the building.
Some of the building's green features and programs include: selection of a reclaimed brownfield site for development; a comprehensive construction waste recycling program; underfloor air distribution; installation of water-saving fixtures and regenerative-energy elevators; perimeter-to-core daylighting; use of high-performance window glazing; proximity to rail and bus transit; building-wide recycling; and implementation of a bicycle commuter support program, among others.
Hines Project Manager and LEED Accredited Professional David Karr said, "As a part of the Victory Park development, we wanted to offer something new and different to our tenants.  This tower represents a departure from traditional office product in that it is innovative in design, cost-efficient in operations and superior in terms of tenant experience."
One Victory Park is 86 percent leased to Ernst & Young, Haynes Boone and PlainsCapital Corporation.
